From inquiry to keys

    Submit your application

    Personal information, employment, rental history, references. Approximately twelve minutes per adult applicant. $75 per adult covers the credit and background check.

  2. ii.

    We review & verify

    Credit pulled, background reviewed, income verified, references called. Completed within one business day.

  3. iii.

    Approval & lease

    If approved, we send a digital lease for your signature. You sign, we sign, you wire your move-in funds.

  4. iv.

    Welcome home

    Personal handoff at the residence. We walk you through the unit, the building, and the neighborhood.

All requirements are stated upfront so there are no surprises after you apply.

    Photo identificationFor each adult applicant.
  2. ii.
    Proof of incomeRecent pay stubs, offer letter, or two years of tax returns. Combined household income should be approximately three times monthly rent.
  3. iii.
    Credit scoreMinimum 650 for primary applicant. Co-signers welcome if you do not meet this.
  4. iv.
    Rental historyPast two years of addresses + landlord contacts.
  5. v.
    Application fee$75 per adult applicant. Covers credit and background check, paid at submission.
  6. vi.
    Move-in fundsFirst month's rent + 1 month security deposit. Wire transfer at lease signing.

Questions, answered


Can I apply if my credit score is below 650?

Yes — apply with a qualified co-signer (650+ credit, 5× rent income) and we'll consider your application. Co-signers are common; we don't penalize for them.

Are pets allowed?

Most of our residences are pet-friendly with a small monthly pet rent ($25–50/mo per pet). Each listing notes specific pet rules. ESAs are always accommodated per fair housing law.

What happens if I'm denied?

We tell you why and refund any unused portion of the application fee. Most denials are credit-related; co-signers usually fix that.

How long is the lease?

Standard 12-month leases. Some residences offer 18-month or month-to-month renewal at lease end.

When do I move in?

Move-in date is set at lease signing. Most leases start within 30 days of the residence becoming available.
